Sod is one idea, but there are two downsides: around here, it's all St. Augustine grass for sod, and I want something softer for the paths that eventually will wind through the front of the property. The other part is that I'd have to take out another mortgage to pay for all the sod that it would take to cover all of this plus the side. Seed is cheaper, and as a bonus, I can control the ratio in the mix, so if I want a seating area with carpetgrass in the midst of everything, I can do that. Besides, the work involved in all of this is good for me.

I am thinking about places I can slip in other things I want (as if I don't have almost two acres available for that already!): a strawberry bed along a winding path, a little herb bed, a mini grove of citrus on the east side of the drive, and so on. I was telling Stacy I should put together a diagram so people can get an idea of what the whole place looks like and what grandiose plans I have.
